The Two Pest Situations Every Melbourne Tenant Faces
-
Mid-tenancy pest problems. You've found cockroaches in the kitchen. There are ants coming in through the laundry. You spotted a Redback near the back door. As a tenant, pest problems during your lease create a grey area is it the landlord's responsibility or yours? The answer depends on the lease and the circumstances. What's clear is that the longer the problem is left, the worse it gets and the more it threatens your bond when you leave.
-
End of lease pest requirements. Most Victorian rental agreements require professional pest treatment before vacating particularly if you've had pets on the property, which almost universally triggers a mandatory flea treatment clause. Get this wrong and your property manager can withhold bond, order a re-treatment at your cost, or delay your final inspection.
We deal with both situations every day. We know exactly what Melbourne real estate agents and property managers require, and we make sure you have the documentation to protect your bond.
You buy the spray. You treat the surfaces. The pests come back within days. You try a different product. Same result. Sound familiar?
Every Common Pest. One Treatment.
-
🪳 Cockroaches Both German and Australian cockroach species treated with the correct protocol, gel baiting for German cockroaches, residual spray for Australian. We never guess which species and we never apply the wrong treatment.
-
🕷 Spiders Full web and egg sac removal plus residual barrier spray across all internal and external zones. Redbacks, White-tails, Black House Spiders, Huntsmans, all species covered.
-
🐜 Ants Internal gel bait treatment to trailing ant species plus external perimeter spray. We locate the entry points and treat the trails, not just the ants you can see on the surface.
-
🐟 Silverfish Residual spray to all harbourage areas like wardrobes, bookcases, wall cavities, ceiling voids, and paper storage areas. Silverfish are nocturnal and live deep inside wall and ceiling voids, surface spray alone never reaches them.
-
🦟 Flies & Mosquitoes External barrier treatment to resting areas, eaves, garden beds, and standing water zones where possible. Internal treatment to resting surfaces.
-
🦗 Earwigs External perimeter treatment and internal spray to entry points and harbourage zones. Earwigs shelter in mulch, garden edges, and under outdoor debris before entering homes through ground-level gaps.
-
🦋 Moths & Pantry Pests Treatment of harbourage zones including wall cavities, ceiling lines, and entry points. Where pantry moth infestations are identified, we advise on source removal before applying treatment.
-
🦟 Fleas Internal residual spray to all floor surfaces, skirting lines, and under furniture with particular attention to pet resting areas. External spray to garden areas and soil where flea larvae develop.
-
🐝 Wasps Nest destruction and treatment of eaves, soffits, roof lines, pergolas, and garden structures where wasps are nesting or resting. We identify the species and apply the appropriate treatment as some wasp species require nest removal, others respond to direct chemical treatment.
-
🐀 Rodents Rats and mice in the roof void, walls, and subfloor. We bait with professional-grade rodenticides — the only products still effective after the March 2026 APVMA restrictions locate and seal every entry point, and monitor until the problem is fully resolved.
-
🪲 Termites Melbourne's most financially devastating pest. Thermal imaging inspection, chemical barriers, and baiting systems. The average termite repair bill is $10,000 to $70,000. An inspection costs a fraction of that. Your home insurance almost certainly doesn't cover it.
What We Do for Tenants
-
🏠 End of Lease Pest Treatment Our most common tenant service. A complete internal and external pest treatment cockroaches, spiders, ants, silverfish, flies, fleas, and all common crawling insects with a signed treatment certificate issued and emailed on the day.
Our certificates are accepted by real estate agents and property managers across all of Melbourne. They document every chemical used, every area treated, the APVMA approval numbers, the technician's licence number, and the date of treatment — everything a managing agent needs to process your final inspection.
If your property manager raises any concern about the treatment within 30 days, we return and re-treat at no charge.
-
🐾 Flea Treatment- Pet Tenancies If you've had pets on the property, your lease almost certainly requires a professional flea treatment before vacating- not just a flea bomb from the supermarket. Property managers know the difference, and a flea bomb receipt is not the same as a licensed pest treatment certificate.
We apply a professional residual insecticide to all floor surfaces, skirting lines, under furniture, and outdoor areas breaking the full flea life cycle, not just killing the adults on the surface. A signed certificate is issued on the day.
-
🪳 Mid-Tenancy Pest Treatment Pests during your lease are a problem regardless of who's technically responsible. If your landlord won't act or you need the problem dealt with today, we provide fast, affordable mid-tenancy treatments for all common pests cockroaches, ants, spiders, rodents, fleas, silverfish, and more.
We also provide a written report of findings that you can present to your property manager if the pest problem is recurring and the landlord has an obligation to address it.
-
📋 Treatment Certificate (Replacement or First-Time) Already had a treatment but the certificate was lost, incomplete, or not accepted by your agent? We can provide a compliant certificate after our own treatment. All our certificates are formatted to meet the documentation requirements of Victorian real estate agents and comply with the Pest Management Act 1994 (Vic).
What's Actually at Stake for Tenants
-
Your bond. In Victoria, a bond is typically 4 weeks rent on a $550/week property that's $2,200 sitting in the Residential Tenancies Bond Authority. A disputed pest treatment at the end of lease can result in a bond claim by the landlord, delays to your bond refund, and a VCAT hearing if it escalates. A professional treatment and a properly documented certificate costs a fraction of your bond and removes the dispute entirely.
-
Your final inspection. Property managers are trained to check for pest evidence during exit inspections. Cockroach droppings, flea activity, spider webs in roof voids, and Redback nests in the garden are all flagged. A professional treatment completed before the inspection removes these flags before the agent walks through.
-
Your rental history. Disputes at the end of a tenancy especially those that reach VCAT are noted on your rental history. Melbourne's rental market is competitive. A clean exit from every property protects your record for the next application.
Before We Arrive- What You Need to Do.
A little preparation before we arrive means a better result for longer:
-
Clear items from under sinks and inside lower kitchen and bathroom cupboards
-
Pull appliances slightly away from walls where possible
-
Remove or cover pet food and water bowls
-
Bag and remove any open food items from kitchen benches
-
Keep children and pets out of treated areas during application and until surfaces are dry — usually 30 to 60 minutes internally
-
Do not mop or clean treated surfaces for at least 2 weeks after treatment — this removes the residual product and significantly reduces effectiveness
We send you a full preparation checklist when you book so nothing is missed.
After Your Treatment- What to Expect?
-
You may see more pest in the first 48 hours. This is completely normal. As the residual product takes effect, pest that were deep in harborage zones emerge and die in visible areas. Do not be alarmed, it is a sign the treatment is working.
-
Do not spray anything yourself for at least 4 weeks after treatment. DIY sprays degrade the residual barrier and significantly reduce the effectiveness of your professional treatment.
-
Do not hose down or mop external surfaces for 2 weeks. The residual product needs to remain on surfaces to keep working.
-
If you are seeing live spiders after 4 weeks, contact us you are within your 1-month callback guarantee and we will return at no charge.
