Why End of Lease Pest Control Is Non-Negotiable

Most standard lease agreements in Victoria require the property to be returned in the same condition it was received — and that typically includes pest control. Even if your lease doesn't explicitly state it, most property managers and real estate agents in Melbourne will require evidence of a professional pest treatment before releasing your bond.

Getting it wrong costs you. A failed inspection, an untreated flea infestation from a pet, or cockroach activity found after you vacate can all result in the property manager withholding part or all of your bond to cover the cost of professional treatment — at a price they choose, not one you control.

Getting it right costs far less. Book Cimex, get it treated properly, receive your certificate on the day, and hand it to your property manager with confidence.

What Your Property Manager Is Actually Looking For
This Distinction Matters

Different agents and property managers have slightly different requirements, but here is what the overwhelming majority of Melbourne real estate agents expect for end of lease pest control:

General pest treatment — a professional spray treating cockroaches, ants, spiders, silverfish, flies, and all common crawling insects throughout the entire property. Internal and external.

Flea treatment — if you had a pet at the property, flea treatment is almost always required by the lease agreement, regardless of whether you currently have a flea problem. Fleas lay eggs that remain dormant for months and hatch when a new tenant moves in. This is the most common bond dispute cause in Melbourne.

Written treatment certificate — a compliant certificate documenting the date of treatment, the technician's details, the products used, the areas treated, and the re-entry timeframe. This is the document your property manager requires. We issue one on the day, every time.

Not sure what your specific lease requires? Send us your lease or condition report and we'll tell you exactly what's needed.

The Treatment Certificate- What It Is and Why It Matters

The treatment certificate is the document that proves to your property manager that professional pest control was carried out. Without it, your word means nothing, even if the property is genuinely pest-free.

Your Cimex treatment certificate includes:

✔ Date and address of treatment

✔ Technician name and licence number

✔ Products used- active ingredient, concentration, and registration number

✔ Areas treated- full list of all rooms and zones treated

✔ Re-entry timeframe
✔ Cimex Pest Management business details and licence

This certificate meets the requirements of virtually all Melbourne real estate agencies and property managers. If your specific agent has a particular format requirement, contact us before booking and we will confirm compliance.

The Most Common End of Lease Pest Mistakes Melbourne Tenants Make

Doing it themselves. Consumer sprays do not produce a certificate. Property managers will not accept a receipt from Bunnings as proof of professional pest control. You need a licensed technician and a compliant certificate.

Booking too early. Treating the property three weeks before vacating and then having a final inspection flagged for pests is a common and entirely avoidable problem. Book within 48 hours of vacating wherever possible.

Forgetting flea treatment with pets. Even if you can't see fleas, if you had a cat or dog at the property your lease almost certainly requires flea treatment. Don't assume it's fine — assume it's required and confirm with your property manager before your inspection.

Not reading the lease. Some leases specify particular requirements — timber pest inspections, specific pest species, particular treatment methods. Read your lease or ask us and we'll help you understand what's needed.

Leaving furniture in. An end of lease pest treatment on a furnished or partially packed property is less effective and less thorough. The property should be completely empty for best results.
